POSITION PURPOSE
The valuation of properties taking into consideration many factors, which collectively embrace the principles and practice as set out in the International Valuation Standards as well as the RICS Red Book. Valuers are expected to be pro-active and to apply initiative.
ESSENTIAL FUNCTIONS AND BASIC DUTIES
1. Responsible for the provision of a full property valuation process on behalf of clients. More specifically responsible for the effective performance of the following valuation duties
a. Responsible for sourcing property information including Title Deeds, Surveyor General diagrams, Municipal valuations, town planning zoning and market intelligence in relation to rental statistics and yields for various property types, recent sales, rentals, capitalisation, reversionary capitalisation, and discount rates, liaising with property brokers and other market participants in order to glean market information;
b. Staying in touch with the market by maintaining contacts, attending property / SAPOA / SAIV / and or other functions/webinars where necessary;
c. Carrying out site inspections, recording GBAs, GLAs etc, recording of field notes, photographs, locality description;
d. Preparation and the analysis of income cash flows to be applied in investment method valuations, income capitalisation and discounted cash flow market valuations using the ‘MRI Investment’ modelling computer system (previously known as ‘Cougar’);
e. Responsible for the estimated new replacement cost for insurance purposes and the calculation of depreciated replacement costs in the case of specialised properties;
f. Application of the use of the profits method for example in the valuation of a going concern (hotels, petrol filling stations etc.);
g. Solely responsible for the preparation of valuation reports;
h. Mentoring of junior staff members;
i. Keep up to date with CPD activities.
j. Attend client and audit meetings;
k. Be responsible and project manage certain valuation assignments to ensure deadlines and scope of work are met
l. Required to have a valid driver’s license and should also be willing to travel extensively within South Africa and occasionally cross- border into other African countries to travel to various sites in South Africa and possibly the rest of the continent. Valid Passport is required.
2. Assumes responsibility for establishing and maintaining good business relations with Clients and external trade contacts.
a. Ensures that clients are satisfied with Company services.
b. Obtains clients feedback and continually works to improve services.
c. Resolves clients requests, complaints, and problems.
d. Promotes goodwill and conveys a positive image of the Company.
e. Promotes services at functions.
3. Assumes responsibility for maintaining effective working relations, communication, and coordination with Company personnel and with management.
a. Sets goals in accordance with Company objectives. Tracks progress toward goals.
b. Provides assistance to area personnel as needed.
c. Keeps management informed of area activities, changes in competitive conditions, and significant problems.
d. Completes required reports and records accurately and promptly.
e. Attends meetings as required.
4. Assumes responsibility for related duties as required or assigned.
a. Completes special projects.
b. Cross sells the Company’s other services and provides leads to other departments.
c. Assists with updating of the valuation property database
PERFORMANCE MEASUREMENTS
1. Existing accounts are maintained or expanded and new ones developed
2. Valuation revenue and profit goals are met or exceeded.
3. Good working relationships exist with Clients.
4. Management is appropriately informed of significant problems, area activities, and competitive conditions.
5. Recommendations for product development, placement, and promotions are made as appropriate.
EDUCATION/CERTIFICATION:
Property related degree
Registration with SA Institute of Valuers (optional)
Registration with the SA Council for Property Valuer Profession
REQUIRED KNOWLEDGE:
Good knowledge of Company services.
Understanding of product positioning and competitive conditions.
Knowledge of valuations and marketing techniques and principles.
EXPERIENCE REQUIRED:
Previous Valuations experience
Previous MRI experience
Good knowledge of Excel and Word skills
SKILLS/ABILITIES:
Strong interpersonal and public relations skills
Strong analytical skills
