Role Overview - Large Property Organisation is seeking a dynamic, commercially minded Retail Marketing Manager. This is a hybrid role that combines traditional retail marketing (driving footfall and brand awareness) with aggressive revenue generation.
Unlike traditional marketing roles that focus solely on brand awareness, the ideal candidate possesses a "hunter" mentality. They must be comfortable proactively selling exhibition space, negotiating hard on sponsorship deals, and viewing every square meter of common area as a monetizable asset.
The Core Mandate: - The successful candidate is expected to monetize the portfolio's common areas and digital assets to generate "Non-GLA" (Non-Gross Lettable Area) revenue. The core performance metric is financial: the individual must generate non-GLA revenue equivalent to at least double (2x) their total cost to company.
Key Performance Areas (KPIs)
Non-GLA Revenue Generation (Commercial Mandate)
- Target: Achieve a revenue target of 200% of the cost of employment through alternative revenue streams.
- Exhibitions & Court Hire: Sell floor space in common areas to external exhibitors, vehicle displays, and pop-up kiosks.
- Media Sales: Monetize static and digital advertising assets (posters, lift branding, digital screens, parking booms).
- Sponsorships: Secure paid sponsorships for center events and activations.
- Vending & Promotions: Manage vending machine contracts and promotional leafleting permits.
- Leasing deals which don’t occupying traditional GLA: Good examples include items such as using unused parking bays as storage for tenants; cellphone mast revenue; wifi providers which sell connectivity etc.
- Events, Activations & Exhibitions
- Conceptualize and execute an annual calendar of high-quality events designed to increase footfall and dwell time.
- Manage end-to-end logistics for seasonal campaigns (e.g., Easter, Christmas, Black Friday) and community events.
- Coordinate with operations and security teams to ensure safe event delivery, including risk assessments and vendor management.
- Digital Marketing & Website Management
- Website: Take full ownership of Trueprop retail websites, ensuring accurate tenant directories and adherence to SEO best practices.
- Social Media: Manage all channels (Facebook, Instagram, LinkedIn, TikTok), developing content calendars that promote tenants and center news.
- Community: Manage engagement by responding to queries and reviews to maintain brand reputation.
- Tenant Relations
- Build strong relationships with store managers and tenants.
- Collect tenant turnover data to measure the ROI of marketing events on trade.

Candidate Requirements
Minimum requirements:
Essential: Bachelor’s Degree or National Diploma in Marketing, Business Management, or Public Relations.
Desirable: Post-graduate qualification in Property Management or Digital Marketing
Sales Training certification / Digital Marketing certifications (Google/Meta).
Valid Driver’s License (Required for site visits).
Commercial & Sales Experience (Critical)
- Minimum 2 years of direct sales experience, such as selling media space, sponsorships, exhibition stands, or event partnerships.
- Proven track record of meeting or exceeding financial targets.
- Experience writing commercial proposals and sponsorship pitch decks.
- Retail & Property Experience
- 3–5 years in a retail environment (Shopping Centre Marketing or Retail Operations).
- Understanding of "Tenant Mix" and how marketing events impact tenant turnover.
- Experience managing "Pop-up" retail or temporary lettings is highly advantageous.
- Digital & Events Experience
- Experience managing budgets.
- Demonstrable experience managing business social media pages (not just personal use).
- Hands-on experience organizing public events.
Technical Skills
- Financial Literacy: Ability to calculate ROI, manage a P&L for events, and forecast Non-GLA revenue.
- Digital Proficiency: Advanced knowledge of Meta Business Suite (Ads Manager), Google Analytics, and CMS platforms (WordPress).
- Contract Management: Basic understanding of SLAs and lease addendums for temporary exhibitors.
- Copywriting: Ability to write compelling sales copy for sponsorship decks and engaging captions for social media.
Working Conditions
- Schedule: This is not a strictly 9-5 desk job. Candidates must be willing to work weekends and public holidays when major retail events take place.
- Mobility: Travel between retail properties within the Trueprop portfolio is required.
- Environment: A mix of corporate office, on-site retail management, and outdoor event supervision.
