Candidate Requirements

Duties:     

Purpose of the Role

To take full commercial responsibility for construction projects from procurement through to final account, ensuring:

·        Cost Estimation and BOQ creation

·        Contractual compliance (JBCC)

·        Cashflow control

·        Risk and claim management

This role is responsible for end-to-end commercial leadership on assigned projects.

Key Responsibilities

Project Commercial Management

·         Take ownership of project cost control from award to final account

·         Establish and maintain:

o    Budgets

o    Cash flows

o    Forecasts

o    Cost-to-complete

 Produce monthly commercial reports for directors

Subcontractor & Procurement Control

Manage:

o   Subcontractor procurement

o   Tender adjudication

o   Appointment and commercial terms

o   Approve subcontractors and commercial conditions

o   Negotiate rates, variations and final accounts

Payment & Certification Authority

o   Review and sign off subcontractor payment certificates

o   Control retention, materials on site and contra-charges

o   Ensure payments align with progress and JBCC requirements

Claims, Variations & EOTs

Prepare and manage:

o   Variations

o   Delay and disruption claims

o   Extension of Time cost impacts

Ensure all claims are contractually compliant and fully supported

JBCC Contract Administration

Maintain:

o   Change registers

o   Early warning notices

o   Instruction logs

o   Commercial correspondence

Protect the company’s contractual position at all times

Team Leadership

o   Manage and mentor Junior QS staff

o   Review measurements, payment certificates and claim submissions
