Role Purpose
The Industrial Property Portfolio Manager is responsible for overseeing the effective management and performance of an allocated portfolio of industrial properties. The role ensures that buildings operate optimally across key operational areas including leasing, credit control, financial administration, facilities maintenance, and tenant relations.
The incumbent is responsible for driving sustainable income through proactive leasing, managing budgets and expenses, maintaining high operational standards, and ensuring compliance with statutory requirements. The role also involves stakeholder engagement with tenants, brokers, clients, and service providers while leading and developing the portfolio management team to ensure efficient portfolio performance and long-term asset value growth.
Key Responsibilities
Team Leadership
Provide leadership and support to the property management team to ensure efficient portfolio operations.
• Oversee team performance management, training, and development.
• Promote a positive and collaborative working environment that supports organisational culture and performance.
• Ensure team members have the required skills and competencies to perform their roles effectively.
• Address performance issues promptly and implement development plans where required.
Marketing of Space and Lease Renewals
Drive leasing performance and ensure the effective management of vacancies and lease renewals.
• Manage vacancy schedules and implement marketing strategies to attract new tenants.
• Engage with brokers and prospective tenants to promote available industrial space.
• Conduct lease negotiations and ensure favourable lease terms are concluded.
• Ensure lease agreements are finalised and administered accurately.
• Monitor outstanding lease renewals and ensure they are concluded timeously.
• Coordinate tenant installation processes and ensure timely occupation.
Property Management
Ensure buildings within the portfolio are maintained and managed in accordance with operational and statutory standards.
• Manage and oversee service contracts and service providers for building maintenance and operational services.
• Conduct property inspections and ensure buildings are maintained to a high operational standard.
• Oversee tenant installations and ensure compliance with approved specifications.
• Coordinate maintenance and repair activities across the portfolio.
• Ensure compliance with the Occupational Health and Safety Act and other statutory requirements.
• Maintain accurate operational records and prepare management reports where required.
Budgeting and Expense Control
Manage financial performance of the portfolio in line with approved budgets and financial targets.
• Assist with the preparation of annual income and expense budgets.
• Monitor operating expenses and ensure expenditure remains within approved budget limits.
• Manage rent rolls and monitor outstanding accounts in collaboration with credit control teams.
• Evaluate portfolio income and identify opportunities to improve financial performance.
• Oversee energy management and cost efficiency initiatives.
Stakeholder Liaison
Maintain effective communication and relationships with stakeholders.
• Act as the primary liaison between tenants, brokers, clients, and service providers.
• Address tenant concerns and ensure issues are resolved promptly.
• Provide regular feedback and reporting to property owners or external clients.
• Support brokers with property information, leasing enquiries, and deal facilitation.
Revamps, Upgrades and New Developments
Support improvement initiatives and strategic development projects within the portfolio.
• Participate in planning for property revamps, upgrades, and redevelopment initiatives.
• Collaborate with relevant internal teams on development projects and asset improvement strategies.
• Ensure projects align with portfolio objectives and enhance property value.

Candidate Requirements
Role Requirements
Qualifications
Matric Certificate (essential).
Business or property-related tertiary qualification – preferred.
Valid Fidelity Fund Certificate (FFC) and compliance with the educational requirements of the Property Practitioners Regulatory Authority (PPRA).
Experience
Minimum 5 – 7 years’ experience in the property or centre management industry.
Experience managing industrial or commercial property portfolios.
Experience in leasing negotiations, tenant management, and vacancy management.
Experience managing operational budgets and monitoring portfolio financial performance.
Experience managing service providers, maintenance programmes, and operational property services.
Experience leading or supervising property management teams.
Technical Competencies
Advanced computer literacy with proficiency in Microsoft Office, particularly Excel.
Working knowledge of property management systems such as SAP, MDA, or similar platforms.
Strong knowledge of commercial property management practices.
Understanding of lease agreements and common law principles related to leasing.
Working knowledge of property maintenance processes and technical building systems.
Knowledge of statutory requirements including Occupational Health and Safety, POPIA, FICA, and relevant sections of the Labour Relations Act.
Strong financial management capability including budgeting, expense control, and financial analysis.

Strong leadership and people management capability.
Excellent negotiation and relationship-building skills.
Strong verbal and written communication skills.
Analytical thinking with the ability to interpret financial and operational data.
Strong organisational and planning capability.
Ability to work under pressure while managing multiple priorities.
Professional stakeholder engagement and customer service orientation.
Additional Requirements
Valid driver’s licence.
Ability to travel between properties within the allocated portfolio.
