Candidate Requirements
Key Responsibilities
1. Municipal and Body Corporate Accounts
- Requesting and managing municipal and body corporate statements.
- Attending to the block electricity meter and municipal account payments.
2. Marketing and Leasing
- Marketing vacant units in line with landlord mandates.
- Conducting property viewings with potential tenants.
- Preparing and presenting leasing proposals.
- Conducting rental negotiations with prospective tenants.
- Managing lease renewals and applying rental increases.
- Tracking vacancies and screening.
3. Maintenance Coordination (Expanded Scope)
- Receiving and logging maintenance requests.
- Obtaining contractor quotes and confirming scope.
- Processing approvals, verifying completion, and handling contractor payments.
- Managing contractor onboarding (sourcing of Contractors)
4. Financial and Reconciliation Duties
- Performing detailed tenant account reconciliations.
- Investigating unallocated receipts and following up on outstanding balances.
- Preparing and distributing monthly financial and operational reports.
5. Operational Administration
- Loading tenant and charge data into rental management software.
- Uploading tenant and lease documentation.
- Creating beneficiary profiles and updating payment arrangements.
- Managing Insurance Claims with Real Estate Owners.
- Invoicing to tenants on the 20th of each month.
- Calculation and raising of penalties, performance discounts, and updating Invoices.
- Facilitate the default procedures.
- Attend or provide information about in preparation for the mediation meetings.
- Reporting on status of tenants by the 20th, 28th, 3rd , 10th and 15th of the month relating to monthly rental receipts and payments to Real Estate Investors payments
