Role Overview
The Financial Manager – Operations is responsible for managing the financial performance and control of all property transactions and projects across Assist Group’s divisions.
This includes preparing deal feasibilities and budgets, maintaining real-time comparison reports (budget vs actual), and ensuring each transaction remains financially viable through effective coordination with both internal and external stakeholders (including attorneys, recovery teams, and sales units).
This role is highly analytical, detail-driven, and collaborative — central to ensuring that each deal’s financial integrity supports the Group’s broader strategic and operational goals.

Candidate Requirements
- Use and improve current detailed financial feasibility and budgets for all property transactions (Owner Assist, Sales, and Wealth Assist projects).
- Participate with the REO Assist Team daily to review new transactions.
- Model projected cash flows, returns, and costs for each deal.
- Present financial feasibility to the Risk Committee meetings of each transaction.
- Maintain live financial tracking for each transaction — continuously updating comparisons of budgeted vs actual costs and income.
- Identify variances early, explain causes, and propose corrective measures.
- Provide weekly or bi-weekly deal financial health reports to the Operations Manager.
- Collaborate with external professionals — attorneys (conveyancers), debt recovery teams, and finance partners — to ensure accurate and timely transaction reporting.
- Work closely with internal teams (Realty Management, Sales, Wealth Assist, and Owner Assist) to verify and reconcile all deal-related financial data.
- Monitor deal-specific and consolidated cash flow forecasts.
- Flag potential shortfalls or overages, ensuring proactive planning.
- Assist in structuring deal funding requirements and drawdown schedules.
- Produce clear, concise, and accurate transaction-level financial reports.
- Support management with decision-making through scenario analysis and risk identification.
- Ensure compliance with internal controls and financial documentation standards.
- Bachelor’s degree in Accounting, Finance, or related field (CIMA/CA(SA) preferred).
- 5+ years’ experience in property finance, project finance, or financial analysis.
- Strong Excel and financial modeling skills.
- Experience coordinating with external stakeholders (attorneys, debt recovery, property sales).
- Strong attention to detail, analytical ability, and communication skills.
- Accuracy of transaction feasibilities: ≤ 5% variance between forecasted and actual project outcomes
- Timeliness of financial updates: All active transactions updated weekly with full budget vs actual reconciliation
- Stakeholder coordination: Positive feedback from internal & external partners (measured quarterly)
- Reporting accuracy: Zero material reporting errors detected in audits or reviews
- Variance management: All variances >10% explained and corrected within 7 days
- Cash flow forecast accuracy: ≥ 90% accuracy per quarter
- Deal profitability visibility: 100% of active transactions tracked with real-time profitability dashboards
