Role Purpose
The Retail Shopping Centre Manager is responsible for the overall management and performance of the centre, ensuring optimal trading conditions, financial sustainability, and operational excellence.
The role focuses on maximising rental income, optimising tenant mix, maintaining strong tenant relationships, and overseeing all operational aspects of the centre, including facilities, service contractors, tenant installations, budgeting, and general building administration. This position requires a well-rounded property professional with strong commercial, operational, and stakeholder management expertise.
Key Responsibilities
Strategic Centre Management
Optimise all trading opportunities to maximise income and asset value.
Drive leasing performance in alignment with approved mandates and tenant mix strategies.
Establish and maintain mutually beneficial relationships with tenants, brokers, contractors, and stakeholders.
Ensure the financial sustainability and performance of the centre.
Leasing & Tenant Management
Develop and execute vacancy and marketing plans aligned to tenant mix strategy.
Conduct lease negotiations in accordance with approval frameworks and mandates.
Prepare motivations for deal approvals and ensure proper documentation.
Maintain communication with brokers and stakeholders to secure quality tenants.
Ensure tenant viability, trade densities, and overall building profile are considered in all leasing decisions.
Retain or replace tenants at optimal commercial terms.
Ensure accurate and timeous contract administration.
Oversee tenant installations to ensure completion within agreed specifications and timeframes.
Attract and secure targeted tenants aligned to centre strategy.
Financial & Budget Management
Provide input into annual income and expense budgets based on market knowledge and centre performance.
Manage and control income and expenses in line with approved budgets.
Monitor actual income versus budget and implement corrective measures where required.
Actively manage outstanding rent rolls and arrears, including follow-up and escalation.
Oversee vacant space strategies in conjunction with the Regional Manager.
Monitor legal cases related to tenancy matters.
Validate commission transactions and ensure financial governance.
Property & Operational Management
Oversee daily centre operations, including facilities maintenance, service contractors, repairs, and revamps.
Manage tenant installations and building inspections.
Ensure compliance with statutory requirements, including the Occupational Health and Safety Act.
Coordinate and attend management meetings and prepare management packs in collaboration with Finance.
Maintain quality standards across the property.
Ensure service providers meet SLA requirements and contractual obligations.
People Management & Leadership
Lead and manage on-site teams and service providers.
Drive training and development initiatives.
Embed corporate culture and organisational values within the centre team.
Promote accountability, professionalism, and service excellence.
Required Skills
- Retail Shopping Centre Manager: 4 to 5 years
Candidate Requirements
Role Requirements
Minimum (Non-Negotiable) Requirements
Grade 12 qualification.
3–5 years’ relevant experience in property or shopping centre management.
Valid Fidelity Fund Certificate and full compliance with PPRA and current legislative requirements.
Proven retail shopping centre management experience, including oversight of daily operations, leasing management, staff supervision, and customer service within a retail environment.
Additional Requirements
Proficiency in MS Office (Excel, Word, PowerPoint).
Working knowledge of SAP and MDA.
Basic contract management capability.
Proven experience managing and maintaining SLAs with vendors and service providers.
Strong understanding of lease agreements and lease conditions.
Sound knowledge of administration principles and reporting.
Understanding of budgeting and cost control.
Knowledge of statutory and regulatory requirements, including OHS legislation.
Strong verbal and written communication skills.
Proficiency in basic numeracy and financial interpretation.
