Our client is a well-established and dynamic Property Group managing a diverse portfolio across retail, office, industrial, and mixed-use developments. They are seeking a driven and experienced Property Consultant / Leasing Agent to join their team in Rosebank.

Job Purpose:
The Property Consultant / Leasing Agent will be responsible for managing vacancies within a property portfolio, developing and implementing marketing and leasing strategies, securing quality tenants, and ensuring optimal occupancy levels.
The role requires a proactive individual with strong negotiation skills and a deep understanding of the commercial property landscape. The successful candidate will act as the key liaison between landlords, tenants, and property professionals — driving leasing performance and portfolio growth.
Key Responsibilities:
Leasing & Marketing Management
· Manage and reduce portfolio vacancies in line with company targets and budget.
· Source, attract, and secure new tenants through cold calling, networking, referrals, and broker relationships.
· Negotiate and conclude lease agreements with new and existing tenants.
· Improve the lease profile of the portfolio — extending lease terms and upgrading tenant quality.
· Develop and execute comprehensive marketing strategies across digital (social media, web-based campaigns, bulk emails) and print media (flyers, to-let boards, newspapers, magazines).
· Maintain strong relationships with property brokers, valuers, landlords, and tenants to enhance deal flow and market intelligence.
· Conduct regular market research and competitor analysis to identify rental trends, market rates, and opportunities.
· Prepare and coordinate all documentation required for the execution of lease agreements.
· Ensure all new tenants meet compliance requirements (FICA, POPIA, and other regulatory standards).
Financial & Operational Management
· Capture prospective tenant data and maintain a lead database using MDA or SAP property management systems.
· Prepare and submit weekly leasing and vacancy reports, ensuring accuracy and transparency.
· Contribute to annual budgeting by providing market rental data and vacancy projections.
· Support senior management with insights and recommendations to optimize property performance.
· Streamline leasing processes and systems for improved efficiency and service delivery.

Candidate Requirements
Minimum Requirements:
· Grade 12 / Matric (Tertiary qualification in Property, Real Estate, or Business advantageous).
· 4+ years’ experience in a Leasing or Property Consultant role within a commercial property management environment.
· Strong understanding of property leasing, marketing, and financial principles.
· Proficiency in MS Office and property management software such as SAP or MDA.
· Solid knowledge of FICA, POPIA, and related compliance requirements.
· Excellent negotiation, communication, and presentation skills.
· Valid driver's license and own transport - must reside in or around the Rosebank area.
