As Regional Leasing Manager, the individual will be responsible for building relationships and networking with key property professionals (including but not limited to: Property brokers, Tenants or their representatives), facilitating and negotiating the conclusion of new lease agreements in respect of any property vacancies and development opportunities, formulating marketing strategies to maximise portfolio occupancy and identifying measures to improve effectiveness. The position is based mostly ‘on-the-road’ and the ideal candidate is a self-starter, hungry to close deals and someone that enjoys fostering good relationships across the board. The Gauteng region includes several properties in the Pretoria and Johannesburg area but some assets are also located on the outskirts of Gauteng, such as Secunda and in neighbouring provinces such as Nelspruit.

The individual will be responsible for liaising with potential tenants and brokers in respect of all properties as directed to on behalf of the organisation and marketing of any existing, or coming vacancies, or developments, within the organisation's property portfolio. Furthermore, the Regional Leasing Manager will be responsible (with the team) for administrative aspects of the leasing: FICA, documentation, handover, inspections etc and a detail-oriented and diligent attitude towards closing the loop when it gets to all aspects of a deal will go a long way.

As Regional Leasing Manager, the individual will essentially be fully responsible for new revenue stream (acting on internal leads and managing external leads) and the reduction of vacancy of the allocated property portfolio and will be expected to demonstrate commitment and loyalty and perform all duties in accordance with the organisation's office routines and procedures, keeping in mind the overall business objectives. 

The position offers a fixed salary with a commission component. When not on site, the role will be based at the regional office in Gauteng.

Key Performance Area's:

Letting and marketing management:

Manage the vacancy of the portfolio of properties with a view to maximising the occupancy of lettable area within the portfolio and creating new business opportunities for development of land holdings.

Specific functions in relation to the above will include the following:

- Introducing new tenants to the portfolio through various methods including, but not limited to, cold calling, advertising, social media, networking as well as nurturing and strengthening long-term relationships with key industry broker contacts;

- Improve the portfolio lease profile, with a view to increasing lease term and quality/strength of tenants;

- Acquire, negotiate and conclude lease agreements with new and existing brands in line with the tenancy mix and budget, at the best possible financial outcome for the company;

- Take a key role in and understanding of the marketing function in its various forms, including but not limited to, electronic media — in the form of social media, web-based, bulk message and emails, etc. and print media — in the form of newspapers, magazines, to-let boards, flyers, etc.

- Implement a diverse and streamlined marketing strategy which will encompass the different property categories, in as far as their specific marketing needs are required. 

- Meet and liaise with property brokers and leasing agents regularly to market, advertise and fill any vacant premises and developments;

- Market research and analysis relating to area investigation, competitor analysis, market related rentals, market supply in relation to vacancies, new developments, trends and any other key market indicators;

- To understand the competitive offerings against the company offerings, which may include  gathering specific information on the tenants, leases, available space, amenities, common areas, restrooms, parking, ingress/egress, and marketing information in order to analyse marketing strengths and weaknesses in relation to competitors;

- Relationship building and networking with key property professionals (including but not limited to Property brokers, Letting agents; Property valuers, and Potential tenants);

- Preparation and collation of necessary documentation to allow smooth administration and execution of lease agreements, ensuring co-ordination with internal departments. This will include preparing all documentation and admin for the efficient vetting of prospective tenants;

- Ensure new tenants are in compliance with all documentary requirements;

- Any other letting and marketing task or assignment prescribed by management from time to time.

Financial and Operational Management:

Utilising the MDA property management system for recording prospective tenants and creating a database of leads for future business;

Utilising the MDA property management system for the preparation of weekly leasing status report and others, as and when required;

Utilising the MDA property management system in the preparation of leasing proposals for approval by Senior Management;

Provide considered views of the market rentals for various units within the portfolio

Involvement in the preparation of annual budgets, through the sign-off of market rentals and vacancy forecasts.

General Business:

Maintain a good understanding of the market conditions and trends of commercial property in the country.

Provide frequent report back to senior management of activities.

Regular communication with the in-house team to update everyone on the status of deals.

Provide a weekly update of forecast of financial year performance to senior management.

Any other ad hoc duties as may be required.

Follow all administrative processes as set out by head office and complete tracking sheets

Prepare information and present at leasing meetings

Candidate Requirements

  • Degree/Diploma in Property Managment (advantageous)
  • Minimum of 6 - 8 years in Property environment, in same or similar position
  • Knowledge of preparation of annual budget
  • Knowledge of MDA Property managment system
